INFRASTRUCTURE
The park is connected to city water and sewer, as well as electricity, natural gas, Internet and telephone services.
TRANSPORTATION
The park is adjacent to Highway 99W, and is ten miles west of Interstate 5. It is bordered by railroad tracks and contains a recently completed rail spur. The industrial park is immediately next to the Corvallis Municipal Airport.

Enterprise Zones
Through a combined effort among Benton County, the City of Corvallis and the Chamber Coalition, Benton County received its first Enterprise Zone (EZ) in 2008, and a second zone in 2010. The initial zone covers the industrial area (approximately 1,000 acres) in South Corvallis. The expansion covers property in Sunset Research Park in West Corvallis, and the Hewlett-Packard facility in Northeast Corvallis.
An Enterprise Zone provides a 3-5 year partial tax abatement incentive for new job-creating businesses in the area. Those businesses may be eligible for an additional 4-5 year exemptions under certain circumstances. Businesses apply for Enterprise Zone benefits at the beginning of a new development or at the time of re-development of an existing facility.
At the Airport Industrial Park in South Corvallis, T. Gerding Construction has completed construction of their new headquarters building across the street from the FedEx building on Airport Avenue. Several businesses are exploring options for some of the space available at the Hewlett-Packard facility. 
There are many benefits to an Enterprise Zone. Businesses that seek to expand or relocate will see the tax abatement directly, while other local businesses will benefit from the expanded customer created by new jobs in the area.
